Lookout Mountain receives more than 50 inches of rainfall per year — comparable to Seattle, but delivered in fewer, more intense events. Chattanooga’s climate produces heavy summer thunderstorms that can drop two or three inches in a few hours, followed by fast runoff from steep impermeable slopes. The mountain’s forested lots are beautiful, but tree canopy and root systems don’t prevent slope runoff — they slow it down, which helps, but a saturated slope in a significant storm still produces serious water movement across and through properties.
The community’s long history as an established residential area means many properties have existing drainage infrastructure — stone-lined swales, old clay pipe drains, concrete culverts — that was installed decades ago and is now functioning poorly or not at all. KARST GEOLOGY AND YOUR YARD
Below Lookout Mountain’s sandstone cap lies limestone — and limestone is the foundation of karst geology, characterized by springs, water movement through rock fractures, and occasional sinkholes. The Chattanooga area sits at the edge of the Valley and Ridge limestone belt, and Lookout Mountain’s flanks have limestone outcroppings and seeps that can produce water in seemingly random locations.
Natural springs on Lookout Mountain are common. They often appear as persistently wet areas on slopes or in low corners of yards — soggy spots that stay damp long after rain stops, or that remain wet even during dry periods. Springs and groundwater seeps require different treatment than surface runoff: intercepting them with a properly placed French drain or spring box collection system is the right approach, not trying to regrade the surface around them.
Karst terrain also means some water moves underground through rock fractures and emerges elsewhere on the mountain. A wet spot in your yard may have no direct connection to recent rainfall — it may be fed by water that fell uphill and traveled through limestone before surfacing on your property. This distinction affects how we design the solution.

French Drain Installation
French drains are the workhorse drainage solution on Lookout Mountain properties. They intercept both surface and subsurface water, route it to an appropriate outlet, and can be installed in tight areas where a swale won't fit. We install perforated pipe on a gravel bed inside filter fabric, sized and routed for the specific problem. For spring interception, we route the drain uphill of the spring's emergence point to capture water before it surfaces.
Swale Construction
Surface swales collect and redirect overland flow. On Lookout Mountain's sloped properties, a well-placed swale can intercept water flowing from uphill before it reaches a foundation, wet garden area, or erosion-prone slope. We design swales to maintain the right channel velocity — fast enough to carry sediment, slow enough not to scour the channel bottom. In heavily wooded areas, rock-lined swales work effectively even where ground vegetation is sparse.
Dry Wells and Infiltration
Where surface discharge isn't possible — a lot surrounded by neighbors with no outlet, or a low area completely enclosed by topography — dry wells provide a subsurface option. We excavate a pit, fill it with clean stone, and connect it to the drainage pipe. Water infiltrates slowly into surrounding soil rather than flowing overland. Dry wells work best in soils with reasonable permeability; in heavy clay or solid limestone they can become overwhelmed. We'll assess soil conditions before recommending this approach.
Slope Grading and Erosion Control
Steep slopes erode when surface runoff moves across bare or thinly vegetated soil at high velocity. We regrade problem slopes to direct water into controlled channels, install rock-lined flow paths on high-velocity sections, and establish erosion control blankets on areas that need time to revegetate. For significant slope failures or erosion cuts, we can also discuss retaining wall options using Redi-Rock or other materials to stabilize the grade.

I have a wet spot in my yard that’s always damp. Is that a spring?
Possibly. Lookout Mountain’s limestone geology creates conditions for groundwater springs to emerge, and many properties on the mountain have one. A true spring produces water even during dry periods — if your wet spot dries up a week after rain stops, it’s more likely a poor drainage area than a spring. We can assess this during a site visit; the distinction matters because springs and runoff drainage call for different solutions.
How does karst geology affect drainage system design?
In karst areas, some water moves through underground rock fractures rather than following surface drainage patterns. This can mean a wet spot in your yard is fed by water that fell elsewhere on the mountain and traveled underground before emerging on your property. It also means directing water to an outlet can be more complex — you need to know where the water can actually go. We account for this in site assessment.
My yard has old stone-lined drainage channels. Should I repair or replace them?
Old stone-lined swales can be effective if they’re cleared, regraded, and still connected to a working outlet. Over time they fill with leaf debris and sediment, and the outlet can become blocked. We’ll assess whether cleaning and regrading the existing system is worthwhile or whether the channel needs to be redesigned.
Can drainage work help with a flooding basement on Lookout Mountain?
In many cases, yes. Basement seepage on the mountain is typically hydrostatic — groundwater building up in the soil around the foundation and finding its way through cracks. A perimeter French drain at footing level intercepts this water before it can build pressure against the wall. For spring-fed seepage, the solution may involve intercepting the spring upslope.
Do you handle drainage for larger wooded lots or just typical residential yards?
